Details: A two-story, 25,000-square-foot medical office building is in the works at SW Simpson Avenue and SW Columbia Street in Bend.
The building will be a second Bend location for Desert Orthopedics, which has an office on NE Cushing Drive and on NW Fourth Street in Redmond.
Kenny Rice, site superintendent for general contractor CS Construction, said the building is expected to be ready for occupancy in June. He hopes to have the site enclosed by November, but there’s a risk of delay because of the high volume of permit applications before the city of Bend.
CS Construction has an early-work permit, which allows crews to relocate phone and gas lines, work on a storm drain and build a retaining wall, Rice said.
“This is probably one of the biggest projects we’ve got going,” Rice said.
Once it’s in full swing, the project will require 30 to 35 people working for eight to 10 subcontractors, Rice said.
Desert Orthopedics will occupy the majority of the ground-floor space. The second-floor plan calls for about 3,500 square feet of leased space, Rice said, though no tenant has been identified. The exterior of the building will be a mix of wood and steel siding, he said.
The building will occupy the majority of the lot, which is three-quarters of an acre, and use parking provided by the adjacent office buildings. The property at 1140 SW Simpson and two adjacent parcels are owned by JCIP-Simpson LLC, whose manager is Jordan Skovborg, managing member of CS Construction.
